So yeh, first time buyer, bought this place not long before Christmas, well in fact, bought this about 12 hours before solicitors and banks closed for christmas. Stressful to say the least!
Anyway, those that know me, past, present or future know that this has been hard work!
But, damn pleased with this - 3 bedroom, 4 bathrooms, lounge, garden, gated estate, parking for 3, out in the sticks so meets all the criteria. No garage unfortunately.
Thanks to those people who've helped me in some way over the years - you know who you are.

I've gotta ask cos it intrigues me with everyone who buys a newbuild. How many houses is there on your estate and if it is big enough to have the mandatory social housing contingent how have they laid that out?

The site is set out in blocks.
Each blocks has 10 houses? Or about 7 apartments
There is no social housing here.

Chris there only has to be social housing (30% I believe but may be wrong?) within London boroughs. Outside of London, it has to be affordable housing but there is no requirement for social.
TBH though housing builders rarely follow government guidelines exactly and somehow (brown enevelopes anyone?) get away with it. For example, I can see 1 thing in those photos that should of failed building control inspections all be it a very minor point.

You've got halogen bulbs in 1 of them photos. All pendants in a new build should be energy saving lamps with a G24 (think it's G24?) fitting so you can't use old halogen bulbs. Also, the door to the second floor (your bedroom I assume? Isn't a fire do although there could be a reason for that.

Good guess but most extractors are ELV now days so can be within a zone that typically a LV item couldn't be. So although I don't know the exact measurements I'd guess it's probably fine.

Of that it's an issue at all but what pisses me off about new builds is how they always put TV sockets far up the wall. Why assume every fucker is going to wall mount their TV at a height that is too high!?? They have done it in the bedroom at my place and i have to have the cables running down the wall
